01 / CHALLENGE

Large refurbishment, multiple disciplines and limited inspection windows

The project involved a substantial refurbishment of an existing office floor and adaptation to the tenant's new workplace model. At more than 2,150 m², execution quality, design changes and formal technical close-out were as important as the visible finish.

The assignment required coordinated review across architecture, electrical and sanitary disciplines as well as fit-out related technical lease provisions.

Multidisciplinary control on the tenant side

The role included technical tenant support and inspections with building, electrical and sanitary specialists.

03 / KEY DECISIONS

Formal compliance and execution quality

Fire-safety re-approval

Execution changes against the original design were taken back through formal fire-safety review so that the final documentation reflected the actual completed space.

Defective carpet tiles

A significant quality problem with modular carpet tiles was identified, leading to removal and re-installation rather than acceptance of a defective finish.

Workmanship standards

Quality control included not only the final appearance but also the way works were carried out and whether appropriate tools and methods were used.

04 / RESULT

483 defects and non-conformities identified

The first technical inspection identified 483 defects and non-conformities. This created a structured close-out basis for quality enforcement and accountability before final acceptance of the space.

Fire-safety changes were formally aligned and material/workmanship problems were pushed into corrective action.
